Approved Secondary Suites

Below is a list of properties within the Town of High River which have been approved to allow a secondary suite. 

This list only includes secondary suites approved after the passing of the Town’s current Land Use Bylaw (June 27, 2011). There may be additional secondary suites in the Town of High River which are legal non-conforming.

 Evaluation criteria for secondary suite development applications

 

At its September 12, 2016 regular meeting, Council gave the third and final reading of Bylaw 4491/2016, to amend Land Use Bylaw 4306/2011 by adding evaluation criteria to the 'Secondary Suites' section (Section 76) that will now be used by the Development Authority when considering a secondary suite application.

EVALUATION CRITERIA FOR SECONDARY SUITE DEVELOPMENT APPLICATIONS

Secondary suite developments should be compatible with and sensitive to the surrounding neighbourhood and street-scape. When reviewing an application for a secondary suite development, the subject proposal shall be evaluated and a decision made by the Development Authority subject to the following criteria:

Overall facade: The facade of the proposed secondary suite development should be consistent with the facades of the associated single-detached dwelling.

Exterior building materials, finishes, and colour schemes: Exterior building materials, finishes, and colour schemes used for secondary suite developments should be consistent with the associated single-detached dwelling.

Entrance placement: If the secondary suite development is proposed to be within the associated single-detached dwelling (e.g. basement), the outdoor entrance to the secondary suite should be placed in such a manner that respects and reduces the impact upon the existing street-scape.

Parking: The proposed development shall provide at least one off-street parking space in addition to the two off-street parking spaces provided for the single-detached dwelling. The parking space to be designated for the secondary suite shall not be in tandem to the spaces designated for the single-detached dwelling.

Any additions or alterations to secondary suite developments shall follow the principles and provisions established in this Section and must be approved by the Development Authority prior to commencement.
